Every building should have something which makes it special and particularly attractive to occupiers.
Commercial property with approx. 10,000 sqm in Hamburg’s office location, City-Süd, overgrown inner courtyard, complex interior design and unattractive appearance. It should be possible to create a competitive and unique property brand through revitalisation and the construction of an atrium connecting the two building wings. Cambium lies in Hamburg’s City-Süd and was used by DAK as a purpose-built, traditional administrative location for 15 years. The objective was a sensible reorientation of the building from a single-occupier building into a multi-tenanted building, thus creating a distinctive brand. By constructing a unique, landscaped atrium, a single building has been created from a formerly difficult two-part property with a dull inner courtyard and this has left an impression on the name and logo of the building: because Cambium means “the soul of the plant”.
The concept bore fruit: both Körber Holding and sportfive (the current tenant of the whole of the building) favoured Cambium over other competition, including a variety of competing project developments, because of the quality of the property.

Building with approx. 2,500 sqm in Hamburg-Uhlenhorst, good position on the canal, absolutely run-down and complex spatial structure. Revitalisation improved the exterior and interior of the property, creating a building with a clear floor plan design. Today, Fleetkontor is a renowned brand in Hamburg, which shows that it is also possible to create a brand image for smaller properties. The success of the concept is demonstrated by a 90% letting status.
Fleetkontor was a convoluted approx. 2,500 sqm run-down building. Due to its complex floor layout, numerous alterations, unattractive entrance and outdated fit out, the property was no longer lettable.
With the property name and new logo, marketing was focused on the location factor “idyllically situated on the canal” and visual appearance of a Kontorhaus [traditional office building]. Today, Fleetkontor is a brand and address, no longer just the street name.
The building was completely revitalised. Improvements to the external appearance strengthened its relationship to the canal. The new colour and structural concepts, external areas and redesigned entrance give the building a brand new identity.

Ten year old office property in Hamburg’s office location City-Süd with an area of approx. 24,000 sqm. There was a risk of vacancy of up to 14,000 sqm. The colour and structural designs were outdated. The result: there were no successful lettings despite reduced rents. Angermann’s concept anticipated a complete renovation. This convinced existing occupiers to extend their contracts and expand within the property and also attracted new tenants. The result: instead of the risk of up to 14,000 sqm vacancy, a letting status of 83% was achieved.
Hansa Carree is a 10-year old building and already a well established brand in Hamburg’s real estate market. After a reduction in the rental level over a number of years with little letting success, Angermann was given the task of creating a concept with the objective of high-quality renovation and partially ‘themed’ extensions to the ensemble of buildings in order to achieve sustainable and successfully higher rental prices.
It was already possible to attract the first high-quality tenants for the high-quality show office during the alteration works. The brand re-launch was successful and the objective achieved.
Traditional Hamburg Kontorhaus (traditional office building) in Hamburg City with approx. 2,000 sqm, situated opposite the City Hall (Rathaus); the building had lost its charms over the years due to the very run-down and obsolete space. Angermann was given the task of producing a concept to revitalise the existing structure and to market the property. Alteration works on the new entrance, a high-quality fit out and modernisation of space are underway. The first lettings are within sight.
